The Approval System
The Approval System is how my team reviews your income, assets, credit, and documents up front, so your preapproval is built on what was actually checked. Based in Jacksonville, helping buyers across Florida.
Not a commitment to lend. All loans subject to credit approval, underwriting, and property eligibility.
A short walkthrough of the Approval System from me. Until it's up, every step is written out below.
What the Approval System is
A lot of preapproval letters come from a quick conversation and a credit pull. That can be fine right up until something comes up after you're under contract. The Approval System flips the order. We review the file first, find the questions early, and tell you plainly what's verified and what's still open.
How it works
Tell us what you're looking to buy, roughly where, and how you earn your income. Call, book a time, or use the form below.
Usually pay records or tax returns, bank statements, and anything that explains unusual income or deposits. Nothing sensitive goes through the website form.
Income, assets, credit, debts, and funds for closing get looked at before the letter is issued. If something needs work, you hear about it now, not after you're under contract.
You'll know what's been verified, what conditions are still open, and what price range makes sense to shop.
When you find a home, we match the approval to that property and that offer, and keep you and your agent updated.
The home itself still has to qualify. Appraisal, title, insurance, updated documents, and final underwriting conditions still apply.
Who it's for
If you'd rather find problems before you fall for a house, start here.
Tax returns don't always show the full picture. We look at business and personal documents early, and talk through bank statement and other options when they fit.
Self-employed mortgage optionsYour agent gets clear updates and knows where your financing stands before an offer goes in.

It's my team's process for reviewing your income, assets, credit, debts, and documents before we issue a preapproval letter. It isn't a loan program or a guarantee. It's a way to find questions early so you and your agent know what has actually been checked.
No. A preapproval is based on the information reviewed so far. The home you pick, the appraisal, title, insurance, updated documents, and final underwriting conditions still have to be satisfied before a loan can close.
A prequalification is usually based on what you tell the lender. A preapproval should be based on documents and a credit review. The labels get used loosely, so ask what was actually reviewed behind any letter.
Most buyers start with recent pay records or tax returns, recent bank and asset statements, a photo ID, and details on any debts or properties they own. Self-employed buyers may also need business returns or business bank statements. We'll send you a specific list for your situation.
It depends mostly on how quickly documents come in and how complex your income is. A simple salaried file usually moves quicker than a business-owner file. Starting before you're ready to make offers gives you room to handle any questions that come up.
A preapproval normally includes a credit check, which can show up on your report. Credit scoring models generally treat several mortgage credit checks within a short shopping window as a single inquiry. Ask us how your credit will be pulled before we start.
Often, yes, when your business and personal documents support the income. Some files fit a standard loan using tax returns. Others may fit bank statement or other alternative documentation options. Complex income may take more time and more documents.
Preapprovals have an expiration date, and they can need updated documents or a fresh credit check if your search runs long. Tell us right away about any change in job, income, debts, or savings so the letter stays accurate.
No. We're based in Jacksonville and work with buyers across Florida, with deep local experience in Duval, St. Johns, Clay, Nassau, and Flagler counties.

"The Approval System" describes our preapproval review process. It is not a loan program, an offer of credit, or a commitment to lend. A preapproval is not a commitment to lend; all loans subject to credit approval, underwriting, and property eligibility. Program availability and terms depend on the complete borrower and property profile and may change without notice.
