What does DSCR mean for a rental property?
DSCR means debt service coverage ratio. In mortgage underwriting, it expresses the relationship between eligible property income and the qualifying property expense, but the exact formula and acceptable result are defined by each program.
Which rental income can be used?
The eligible rent may come from a current lease, an appraisal market-rent schedule, or another program-approved source. Vacancy, short-term rental history, lease terms, and related-party arrangements may change what can be counted.
Which expenses are included in the calculation?
The qualifying expense commonly includes principal and interest plus applicable taxes, insurance, and association dues, but program definitions can vary. Investors should not rely on a calculator until every required expense is entered correctly.
Why can two DSCR calculations differ?
Two DSCR calculations can differ because programs may use different rent sources, vacancy treatment, expense definitions, appraisal standards, or rounding. Property type, credit, reserves, experience, and ownership structure can also affect eligibility beyond the ratio.
Frequently asked questions
Questions borrowers ask about real estate investors
Does a DSCR loan ignore personal credit?
No. Many DSCR programs still evaluate credit, mortgage history, liquidity, identity, and other borrower factors.
Can market rent be used on a vacant property?
Some programs may use acceptable appraisal market rent, subject to their vacancy, property, and lease requirements.
Can an LLC close on a DSCR loan?
Many investor programs permit eligible entities, but guaranty, vesting, and entity-document requirements vary.
Does a strong ratio establish approval?
No. A strong preliminary ratio does not replace the full property and borrower review.
