How the tool works

The simple planning formula is eligible monthly rent divided by the applicable monthly housing expense. The lender determines which lease, market-rent, tax, insurance, HOA, and other figures may be used.

When eligible rent increases relative to the applicable housing expense, the planning ratio rises. When taxes, insurance, association costs, or the mortgage expense increase, the ratio falls. The lender controls the figures used and the result required.
